The situation
A date on the lease, a building full of assets
Commercial clearances have a shape that residential ones do not. There is a fixed date, usually written into a lease or a contractor's schedule. There is a building with rules about lifts, loading and access. There is a finance team who would prefer the assets turned into something rather than written off. And there is usually someone internally who has been handed the whole thing on top of their actual job.
We buy the contents outright, which collapses several problems into one transaction. Instead of running a disposal process, chasing second-hand dealers for individual item types and separately booking a clearance contractor for the rest, you have one buyer, one price and one date. The space gets emptied as part of the deal rather than as a separate line item.

Office relocation or downsizing
Moving to a smaller floor or a different building almost always leaves furniture that will not fit the new space. We buy what is surplus, work to your move-out date, and coordinate with your movers so the two jobs do not collide.

When a company winds down, everything in the premises needs to become either cash or someone else's problem. We buy the furniture, the equipment, the fit-out and whatever stock is left, which turns a closing cost into a recovery and leaves the landlord a clear unit.

Hotel refurbishment
A refurbishment produces a large volume of matched furniture on a tight schedule. We buy it floor by floor so that the removal keeps pace with the contractor instead of stacking up in corridors and back of house.

Retail closure or refit
Shop fittings and remaining stock both need to go, usually at the same time and usually fast. Taking them together as one lot is quicker than running separate stock and fixtures disposals, and it means one date in the diary.

Warehouse consolidation
Surplus pallet stock, racking, shelving and general equipment left after a consolidation or a lease end. Give us the pallet count and a few photos down the aisles and we can move quickly.

Landlord and property handover
Units handed back with contents still in them, or furnished properties that need emptying between tenancies. We clear the unit so it can be re-let without the previous tenant's furniture in the way.

Commercial clearance
Can you work to a fixed handover date?
Yes, and it is usually the thing that shapes the whole job. Tell us the date the space has to be clear by and we schedule backwards from it, including any phasing needed to fit around a contractor or a move. For tight schedules we will say honestly whether the date is achievable rather than agreeing and then missing it.
Do you handle buildings with restricted access?
Yes. Service lift bookings, security passes, permitted loading hours and management office approvals are a normal part of commercial work in Dubai. Tell us the building and what it requires when you first get in touch, so the right paperwork is in place before the day rather than discovered at the gate.
Will you take items you are not buying?
We focus on buying usable items, so our offer covers what has resale value. Where a lot is mostly good items with a small amount of unusable material mixed in, we will normally take the lot as a whole to keep it simple. Where a site is mostly waste, a clearance contractor is the right call and we will tell you that.
Can you do this discreetly?
Yes. Closures and downsizing are often sensitive, and staff or customers finding out from a loading bay is not how anyone wants it handled. We can work outside business hours, keep vehicles unbranded and deal with a single named contact.
What do you need to quote a commercial clearance?
A rough inventory or a floor count, photographs of each area, the building and floor, the access situation, and the date it needs to be clear. For anything substantial we will arrange a site visit before confirming, because a commercial figure given from photographs alone is not one you should rely on.
Do you provide documentation for the sale?
Yes. We can provide written confirmation of the items purchased and the amount paid for your records, which is usually what a finance team or a liquidator needs.
